1. Scope of Service

LNAN Property Services (“LNAN”, “we”) will remove and dispose of the junk and waste items described in the customer’s quote request. All work is performed within the Greater Ottawa area during operating hours: Monday – Friday 8:30 AM – 4:30 PM, Saturday 9:00 AM – 3:00 PM (closed Sunday), within the City of Ottawa Noise By-law 2017-255 permitted window (7:00 AM – 7:00 PM, Mon – Sat).

2. Pricing & Payment

• Online quotes are estimates only. The final price is confirmed on-site before any work begins.
• LNAN will not begin removal until the customer approves the final price.
• All prices are in Canadian Dollars (CAD) and subject to 13% Ontario HST.
• Payment is due upon completion unless other terms are agreed in writing.
• Accepted methods: e-Transfer, credit card, or cash.

3. Access & Surcharges

• Distance from driveway / entrance: Items located more than 15 metres from the nearest vehicle-accessible entrance may incur an additional labour charge.
• Heavy items: Items exceeding approximately 100 kg (e.g., pianos, safes, concrete slabs) may require additional crew or equipment and will be quoted separately.
• Stairs: Removal from above or below ground level (basements, upper floors) with more than one flight of stairs may result in a surcharge.
• Narrow or difficult access: Tight hallways, locked gates, or areas requiring disassembly to remove items may affect pricing.
• Wet or soiled items: Items exposed to water, mould, or animal waste may be subject to additional handling fees.

Customers are responsible for ensuring clear, safe access to all items. LNAN reserves the right to decline removal of items that pose a safety risk to our crew.

4. Prohibited Items

We cannot accept the following materials:

If prohibited items are discovered on-site, LNAN will not remove them and the customer is responsible for their proper disposal in accordance with Ontario Regulation 347 (General — Waste Management) and City of Ottawa guidelines.

5. Disposal & Recycling

LNAN disposes of all waste at licensed facilities in the Ottawa region. We prioritize recycling and donation where possible. Appliances containing refrigerants are handled in compliance with Ontario’s Environmental Protection Act.

6. Scheduling & Cancellation

• Pickup dates are confirmed by LNAN via email, phone, or text.
• Cancellations made 24 hours or more before the scheduled pickup incur no charge.
• Cancellations within 24 hours or no-shows may be subject to a $50 service call fee.
• LNAN may reschedule due to severe weather. Affected customers will be notified promptly.

7. Liability & Insurance

LNAN carries $2,000,000 Commercial General Liability insurance. Certificates are available upon request. LNAN is not liable for pre-existing property damage or damage caused by the customer’s failure to disclose relevant access conditions.

8. Governing Law

This agreement is governed by the laws of the Province of Ontario and the federal laws of Canada applicable therein. Any disputes shall be resolved in the courts of Ottawa, Ontario.
